When Kirsty and I conduct market appraisals, a common question we hear is, “Should I choose a local or a national estate agent?” It’s a valid consideration, and we’d like to share our perspective to help you decide.

The national agent

National agents often have extensive networks and offer a wide range of services. Their presence spans the UK and beyond, covering diverse markets from bustling cities to picturesque villages. Some also specialize in unique properties in stunning locations, making them a strong choice for those seeking or selling niche homes.

A key advantage of national agents is their large client databases. However, this scope can also be a limitation. National databases are broad and may lack the local specificity required for finding the right buyer for your property.

The local agent

Local agents focus on understanding the unique characteristics of the area they serve. They live and breathe the local market, and this proximity allows them to provide a truly tailored service.

For instance, just the other day a couple walked into our office to discuss their property requirements. By that afternoon, we had shown them several properties that met their needs, gathering feedback to refine their search further. This kind of immediate hands-on service is often challenging for larger national firms to replicate.

Local agents also bring a personal touch to marketing. We often update property images to ensure they’re captured at their best, whether it’s when the tide is perfect or under a clear blue sky. This flexibility can be harder to achieve when relying on national agencies and third-party photographers.

The online advertising myth

A common perception is that national agents provide better online exposure. While they may have larger marketing budgets, the reality is that most property buyers in today’s tech-driven world use major property portals like Rightmove and On The Market. Almost every agent, whether local or national lists properties on these platforms, creating a level playing field.

This means that local agents have equal access to buyers searching online while still providing the in-depth, personal expertise that national firms often cannot match.

Why local agents shine

Local agents bring a bespoke approach offering professional advice tailored to the area, assist with recommendations for local services and have a deep understanding of what makes each village special. Local knowledge is not just professional, it’s personal, drawn from years of living and working in the community.

The verdict

I’ll admit I’m biased; local agents like us have a clear advantage when it comes to personal service and market knowledge. However, the choice ultimately depends on your priorities and what kind of service you value most.
